The project is a Luxury Residential-Office building in Dubrovnik currently in a conceptual phase. The building is divided into 3 bodies: 1. The garage (undergrond / semi-buried) with the capacity for 74 parking spots. 2. The Office block (ground floor and 1st. floor) and 3. the Residential block with 18 apartments (2nd, 3rd and 4th floors).

The building is defined by three bodies intertwined, stacked on top of each other. Each volume reflects its function; the lower element (garage) is fully and semi-buried respectively. The middle element (offices) stretches from the access level in a full glass body that has 360° vistas towards the forest. Finally, the upper element (residential) which hovers on top of the ground floor and opens itself towards the vistas (forest and street side) and, being separated from the rest of the building, gives the needed concealment this area pursues. The building has been conceived with a passive house approach (green roofs, heat pumps, ventilation, water management, etc.).
