The first concept is to consider the intervention as a rectangular frame of different thicknesses, of which the eastern one, extended outside the frame to the south, represents the most valuable side in the design. The reason for that is the width of the front of Reljkovićeva Street, that is, the view towards the greenery and the park. The second street facade to the west on Čanićeva Street, a relatively narrow profile road without greenery, represents a lower quality side of the external facades. The volumes in the block are limited by spatial rules of distance, and building structures that directly lean on the frame of the project.
The second concept is thinking about living outside the noise zone, which leads to the thesis of the vertical distribution of business in the lower and residential in the higher floors of the complex.
The ratio of business and residential nuances the vertical division by the logic of the above: the ground floor and the first floor are entirely for business purposes, and the second floor is business except for the east wing towards Reljkovićeva. The mentioned segment and other floors (3rd, 4th and 5th floor) contain housing.
The length of the block, business dynamics, the tendency to multifaceted orientations, airiness and sunshine of the apartments, and the natural ventilation of the underground floors lead to the perforation of all levels in the volume.
The size of the cavities in full is graded by the logic of the program, function and urban parameters. The business strata were separated by cracks in the east and west. The block opened to business people and tenants. The interior of the block – the atrium is a park with stratified floors, layers – perforations towards the ground and the trees that grow from it. It is the park that ventilates the underground parking.
Residential floors on the basis of the same theme are gradually retracted and form garden terraces (cascading enables quality sunbathing of the lower floors). The park from Dr. F. Tuđman Square passes into the default frame of the block.
With the unity of the intervention, the middle of the urban whole of the stretch from Ilica to Mainz Street becomes a readable, uniform, dominant complex, a block between the two streets Reljkovićeva and Čanićeva.
