The coverage zone represents a clearly defined spatial framework characterized by a ground-level relief in the shape of a funnel, with a specific slope descending from the north, south, and east. Its center is intersected by a wide, two-way collector street equipped with sidewalks (Moliških Hrvata Street), sloping from the northeast toward the southwest, and by a transverse pedestrian promenade (northwest–southeast direction) that gently runs through the middle of the block. The promenade descends toward the longitudinal street and then ascends again. The existing condition, marked by an unorganized ground level with mostly improvised parking areas, leftover concrete and asphalt surfaces, and random greenery, provides an opportunity for a clearly defined order and content.
Within the set framework, structural lines are defined that follow its edges. The composition consists of the southern, western, and eastern lamellae (building blocks). These lamellae are divided by the main vertical axis (the central promenade) and new horizontal pedestrian routes north of Moliških Hrvata Street. All building structures are embedded into the existing relief. The elevations of the higher terrain become continuous surfaces connecting new designated areas: commercial–business–hospitality on the south, social–preschool on the east, and sports on the west. The applied design solution positions the parking zones predominantly beneath these platforms. The surfaces of the buildings, as extensions of the contour lines of the terrain, become promenades surrounding the new facilities. From the platforms, pathways descend toward the park and landscaped greenery, which occupies the central area of the project site as a whole. The park is spacious and located on natural terrain. The platforms and roofs serve as locations for sports courts (western lamella), a kindergarten (eastern lamella), parking areas, and solar panels (southern lamella). This approach effectively resolves multiple functional needs at once.
Traffic within the zone and in its surrounding areas is optimized in a manner commonly used in the Split3 district, employing underpasses, overpasses, tunnels, and roundabouts, which, through frequent use, provide the most logical response to the complexity of the terrain. The roof parking and the parking area in Dinka Šimunovića Street provide 185 spaces for public use, with a proposed access road from Dinka Šimunovića Street, located just north of the Kalajžić Polyclinic. A ramp connects this to a residential street that only partially accommodates vehicular traffic (from the access point to the connection with the roof parking), while the rest of the street is primarily pedestrian, with designated parking spaces for people with reduced mobility and access for service vehicles. In section B of the project area, 617 parking spaces have been created, with potential for an underground garage topped by sports courts on the site of the current parking lot south of the Kalajžić Polyclinic and west of the new connection to Moliških Hrvata Street. With the required number of parking spaces achieved and the possibility of capacity expansion, a high-quality pedestrian and residential street has been created north of the high-rise buildings in Dinka Šimunovića Street, along with a green buffer zone that allows the new building to “breathe” and forms a visual barrier toward residential areas. In section A, a total of 117 garage parking spaces has been provided.
